Solas Financial have a range of opportunities for investors seeking projects with potential to have higher than average returns over a 3-4 year period.
Mezzanine Finance: We receive many requests from developers and land owners who have identified good property based opportunities but require early stage equity investment to realize the opportunity.
Typically the investment will be to acquire the actual development land and to fund the professional fees in a planning process to get the development to a stage where pre sales can begin. These opportunities have come available in France, Finland and in Ireland. Investors funds are secured against the land asset purchased, returns are split between the promoter and the investors based on a negotiated percentage profit split.
Block Purchase: Similar to the Mezzanine Financing Opportunities but with lesser risk, these agreements are for the purchase of blocks of 10-20 units in a new developments at discounted prices, with low down payments (typically 10-20%) where the developer is looking for a quota of pre sales to start the build process.
To be considered, the development will have full planning, permits and completion bonds in place.
Typically these Units purchased “in block” will be sold on completion around 16-18 months after the initial purchase agreement given the investors c. 18 months of appreciation and the ability to sell at “phase 2” prices.
